Termites Cause More Structural Damage Than Fires or Floods — Quietly

Termites are wood-eating insects that live in underground colonies and enter buildings through cracks in foundations, plumbing pipes, and direct soil-to-wood contact. In Karachi's warm, humid climate, subterranean termite colonies can number in the millions and are active year-round.

The most dangerous aspect of a termite infestation is how long it goes undetected. By the time mud tubes, swarmers, or hollow-sounding wood are visible, the colony has typically been inside the structure for one to three years. Roof timbers, door frames, built-in furniture, skirting boards, and flooring joists are all at risk — regardless of building age.

  • Hollow or sagging wooden floors, ceilings, and beams
  • Doors and window frames that no longer close flush
  • Mud shelter tubes along walls, pipes, or foundations
  • Discarded wings near windows and light fittings (swarm season)
  • Blistered or darkened paint on wall surfaces near timber
  • Frass — small pellet-like droppings — near wooden furniture
⚠️
Do not delay treatment if you suspect termites. Every month without treatment allows the colony to expand its feeding territory. Waiting until renovation time means structural timbers that looked sound may be severely compromised on the inside.

Subterranean Termites (Most Common)

The dominant species in Karachi. They nest underground and build mud tubes to travel between the soil and their food source. Colonies of up to three million workers can consume a full door frame in under three months. Our soil barrier treatment is specifically designed to eliminate this species.

Drywood Termites

These species live entirely within the wood they feed on, without any soil contact. They are found in furniture, roof timbers, and built-in wooden fixtures. Signs include small hexagonal pellets (frass) near cracks. Treatment involves direct chemical injection and surface spray application to infested wood.

Dampwood Termites

Less common but found in older Karachi buildings with moisture problems. They target wet or decaying wood in bathrooms, kitchens, or areas with plumbing leaks. Resolving the moisture source is part of effective control, combined with chemical treatment of affected timber.

Flying Termites (Swarmers / Alates)

Reproductive termites that emerge in swarms — often after the first monsoon rains in Karachi. Seeing a swarm inside your property is a strong signal that an established colony is already present nearby. Swarmers do not eat wood themselves but confirm the need for immediate inspection.

6 Signs Your Property May Have Termites

Catching an infestation early dramatically reduces treatment cost and structural damage. Here is what to look for during a self-inspection — and when to call a professional.

Mud Tubes on Walls or Pipes

Thin pencil-width mud tunnels running up walls, pipes, or foundation edges are the clearest sign of active subterranean termites. These tubes maintain moisture and protect workers during transit between soil and food.

Hollow-Sounding Wood

Tap wooden surfaces — floors, door frames, skirting boards, built-in shelves — with a knuckle or screwdriver handle. A dull, hollow echo instead of a solid knock means termites have eaten the interior while leaving the outer shell intact.

Stiff Doors and Windows

Termite activity generates heat and moisture as they digest wood. This causes wooden frames to warp and swell, making doors and windows difficult to open or close. Often mistaken for a monsoon humidity issue.

Discarded Wings Near Light

After a swarm, reproductive termites shed their wings. Finding a cluster of small identical wings on a windowsill, near ceiling lights, or at entry doors indicates termite swarmers have recently emerged from a nearby or internal colony.

Frass (Termite Droppings)

Drywood termites push their droppings out of their galleries through tiny holes. These appear as small mounds of wood-coloured pellets near furniture joints, skirting boards, or wall cracks. Different from dust — the pellets are consistently hexagonal in shape.

Blistered or Bubbled Paint

Paint on walls or wooden surfaces that appears to be blistering, bubbling, or darkening without a clear moisture source may indicate termite activity directly beneath the surface. The wood beneath is usually soft and damp to the touch.

How We Carry Out Anti-Termite Treatment

Our procedure follows the soil barrier method — the most effective approach for subterranean termites — combined with direct wood treatment for existing infestations. Every step is documented and a written completion certificate is issued on the day of treatment.

01

Free Property Survey & Infestation Mapping

A trained technician inspects the entire property — perimeter walls, foundation edges, all door and window frames, fixed wooden furniture, roof timbers (where accessible), bathrooms, kitchen cabinets, and any visible mud tubes. We map the extent of infestation and identify all active and risk zones before proposing a treatment plan. No charges apply to the survey visit.

02

Drilling at Measured Intervals Along the Foundation

Holes are drilled into the floor or ground alongside all internal and external walls at a measured interval — typically every 1.5 metres. Each hole is approximately 45 cm deep, with a diameter of 16–18 mm. Near permanent structural elements such as load-bearing columns and door thresholds, the spacing is reduced to ensure full perimeter coverage and maximum chemical penetration into the soil layer where termite nests are active.

1.5m interval spacing 45cm depth per hole 16–18mm diameter Reduced spacing at columns
03

Termiticide Preparation & Soil Injection

The termiticide emulsion is prepared on-site at the correct dilution ratio — 4 ml of concentrate per 1 litre of clean water — in accordance with manufacturer specifications. Approximately 2.5 litres of this emulsion is injected into each drilled hole using a high-pressure rod injector. This saturates the surrounding soil and creates a continuous chemical barrier beneath the floor slab that termite workers cannot cross without fatal contact.

04

Door Frame Treatment — 4 Dedicated Injection Points Each

Every door frame receives four dedicated drilling and injection points — two at the base of each side — to ensure the chemical barrier extends through these high-risk timber entry points. This step is carried out regardless of whether current termite activity is visible at the frame, as door frames are among the most frequent infestation pathways in Karachi's residential and commercial buildings.

4 points per door frame Both sides treated Applies to all door frames
05

Full Surface Spray of All Wooden Structures

Every exposed wooden surface is treated with a thorough residual spray application using the same emulsion. This covers all floor surfaces, skirting boards, window frames, built-in cabinets, wooden ceiling panels, and any other fixed timber elements throughout the property. For active drywood termite infestations, a direct gallery-injection treatment is applied to infested furniture or structural members to eliminate colonies living entirely within the wood.

06

Hole Sealing, Site Clearance & Warranty Issue

After chemical application is complete, every drilled hole is sealed neatly with cement or tile adhesive to match the surrounding floor finish. The site is cleared and left clean — no residue, no debris. A job completion record and a written warranty certificate on Accurate Fumigation letterhead are issued on the same day, documenting the scope of work, chemical used, and warranty period.

WHO-Approved Termiticide — Safe, Tested, Effective

We use only WHO-approved termiticide concentrate — the same standard required for use in schools, hospitals, and food-handling facilities. The active ingredient is a non-repellent compound that termite workers cannot detect, meaning they pass through the treated soil, carry the chemical back to the colony, and eliminate it from the source rather than simply repelling foragers.

All chemicals used by Accurate Fumigation are purchased from licensed agricultural distributors and stored according to manufacturer guidelines. Our technicians are trained in correct dilution, safe application, and post-treatment handling instructions for residents.

WHO-Approved Classification Classified safe for use in occupied buildings when applied at specified concentrations.
Non-Repellent Formula Workers cannot detect the barrier, so they carry the active compound back to the colony.
Residual Soil Activity Remains active in treated soil for up to 5 years under normal ground conditions.

Post-treatment safety: Treated areas can be re-entered after the surface has fully dried — typically 2–4 hours. Children and pets should remain out of treated zones during this period. Full written safety instructions are provided with every treatment.

What Makes Our Termite Service Different

Many pest control companies in Karachi offer termite spray-only services that treat surface activity without addressing the colony or soil barrier. Here is what we do differently.

Free Survey Before Any Charges

We inspect your entire property at no cost before recommending treatment. Our report documents every affected zone, the species identified, and the proposed method — so you know exactly what you are paying for.

Written Warranty — Not a Verbal Promise

Every completed termite treatment comes with a signed warranty certificate on company letterhead. If termites return within the warranty period, we return and re-treat at no additional cost — no arguments, no conditions.

WHO-Approved Chemical — Always

We do not use unlicensed or counterfeit termiticide, which is a real problem in Karachi's market. Every treatment uses genuine WHO-approved concentrate purchased from authorised distributors and stored correctly before use.

Full Perimeter Treatment — No Shortcuts

We drill and inject every metre of wall perimeter, not just the visibly affected sections. A partial treatment creates gaps in the barrier that subterranean colonies will find and exploit within months.

PPMA Registered Since 2005

Accurate Fumigation has been a registered member of the Pakistan Pest Management Association for over two decades. Registration requires compliance with chemical usage standards, trained applicator certification, and documented job records.

Site Left Clean — Same Day

All drilled holes are cemented and matched to the floor finish before we leave. No dust, no residue, no mess left behind for the client to deal with. The property is usable the same day after the chemical dries.

What Karachi Homeowners Say About Our Termite Treatment

★★★★★

We had termites eating through our wooden staircase for two years. Three other companies just sprayed and they kept coming back. Accurate Fumigation drilled the entire ground floor perimeter and I haven't seen a single mud tube since — and it's been eight months now.

Very professional team. They did a thorough inspection first, explained everything clearly, and the treatment was done in one day. The holes were sealed perfectly — you can barely notice them on the tile floor. The warranty certificate was also very helpful for my property documents.

Rubab A.

★★★★★

Our restaurant had a serious termite problem in the kitchen woodwork. They came quickly, did the complete treatment including all kitchen cabinets, and issued us a commercial certificate the same day. No downtime. We reopened the next morning.

Frequently Asked Questions About Termite Control

Most residential properties (up to 5 bedrooms) are completed within a single day — typically 4 to 8 hours depending on the floor area and extent of infestation. Larger commercial properties may require two days. A completion timeline is confirmed at the survey stage. Our team works systematically from one room to the next so other parts of the property can be used while we work.
Yes — once the treated surfaces have dried fully, the property is safe for normal use. We ask that children and pets stay away from the area being actively treated and for approximately 2–4 hours afterward while the chemical dries. This precaution is recommended for all residual pesticide applications, including standard surface sprays. Our technicians provide written post-treatment instructions with every job.
The drill holes are 16–18 mm in diameter — roughly the size of a large pen. All holes are sealed on the same day using cement or tile adhesive matched to the surrounding floor material. The finish is neat and compact; the holes are not noticeable in normal conditions. If you have expensive marble or custom tile flooring, please mention this at the survey and we will discuss drilling positioning with you before starting.
Full evacuation is not required for our standard anti-termite soil barrier treatment. We recommend keeping children, elderly family members, and pets away from the immediate work area as we treat each room or zone. You can remain in other parts of the property. If your property is very small with limited separation between rooms, we may suggest spending a few hours away until treatment is complete — this will be discussed at the survey stage.
Ideally, pre-construction soil treatment is carried out before the floor slab is poured, when the soil beneath the foundation is fully accessible. If your building is already constructed, post-construction treatment via the drilling method we use is the standard approach and is highly effective. For new constructions in Karachi, we strongly recommend treatment before handover — many property developers now require an anti-termite certificate as part of their completion documentation.
Call us or WhatsApp with a description and photos of the activity you have noticed. We will schedule a free inspection visit, confirm whether the activity falls within the scope of the original treatment, and carry out a full re-treatment of the affected zones at no additional cost. The only exclusion is damage caused by structural changes to the property after treatment (such as new construction breaching the soil barrier) — which would require a fresh assessment.
Treating only the visibly affected room is possible but not recommended, because subterranean termite colonies move through the entire soil beneath a structure — sealing one entry point does not stop the colony from finding another route. A partial treatment may provide short-term relief but rarely solves the underlying problem. Our standard recommendation is a full perimeter treatment to create a complete barrier. However, we will always explain your options honestly at the survey stage and let you decide based on your budget and circumstances.
