Old buildings in Karachi’s older neighbourhoods are harder to keep pest-free than modern towers for one main reason: pests move freely through the building itself. Cracked masonry, hidden wall voids, false ceilings, leaking original plumbing and shared drainage stacks connect every unit. Treating one flat rarely lasts. What works is coordinated, building-wide treatment combined with sealing the entry routes.
This applies in Saddar, Garden, Lyari, Nazimabad and Liaquatabad. It is not about cleanliness. Well-kept old buildings still see far more pest pressure than new construction, and the reasons are structural.
Why Do Old Karachi Buildings Have More Pests?
Decades of settlement leave thick masonry walls full of cracks and voids. Original plumbing leaks behind plaster and under floors, keeping walls permanently damp. False ceilings and wooden mezzanines, common in older Saddar commercial buildings, give cockroaches and rats undisturbed space to live in.
Shared services connect the building from top to bottom:
- Plumbing risers and drainage stacks
- Cable ducts and broken wall cavities
- Underground water tanks with cracked or missing lids, which our guide to water tank cleaning for apartment buildings addresses
During the monsoon, overflowing sewers in older areas push cockroaches and rats up through these routes all at once. Our Karachi monsoon pest guide covers that surge. Some buildings in Saddar and Lyari pre-date Partition, and their ground floors often have cracked or poorly sealed floors that let termites and rodents in from the soil.
Warning Signs and What They Mean
| Sign | Likely Pest | What It Tells You |
|---|---|---|
| Cockroaches out in daytime | German or American cockroaches | The population is large enough to be overcrowding its hiding places |
| Oily, musty smell in closed cupboards | Cockroaches | A heavy, established infestation nearby |
| Scratching in ceilings or walls at night | Rats or mice | They are nesting in voids, not just visiting |
| Greasy rub marks along walls or pipes | Rats | A regular travel route that bait stations should target |
| Mud tubes at the base of ground-floor walls | Subterranean termites | Termites are coming up from the soil |
| Dark spots on mattress seams | Bed bugs | An infestation that may already involve neighbouring flats |
| Pests returning after each flat-level spray | Any | Re-infestation from shared voids or drains |
How Do You Control Cockroaches in Old Buildings?
Two species dominate, and each needs a different approach. Our guide to cockroach species in Karachi helps you tell them apart.
- German cockroaches (small and fast) breed inside kitchen cabinet hinges, electrical panels and appliance motors. Old buildings have plenty of these spots. Gel bait works where sprays cannot reach, which is why our cockroach control service in Karachi relies on it for this species.
- American cockroaches (large and reddish-brown) come up from sewers through cracked drainage pipes and uncovered floor traps. Killing them indoors achieves little unless drain entry points are treated and sealed.
Why Are Rats So Hard to Remove from Old Buildings?
In old buildings, rats are a structural problem more than a hygiene one. Roof rats favour ceiling voids and upper floors, while brown rats burrow at ground level and travel through drains. Both use wall voids and gaps between floor slabs as hidden networks. In Saddar’s older commercial blocks, they also move between neighbouring shops through connected ceilings and subfloors. A shop treated in isolation can be re-infested within weeks.
Effective rat and rodent control means inspecting those voids and placing tamper-resistant bait stations along active runs. Traps near the kitchen alone are not enough. Pair treatment with the sealing steps in our guide to rat-proofing your Karachi home.
How Are Termites Treated in Old Ground-Floor Units?
Any soil barrier under an old building was either never applied or broke down long ago. Termite control here means drilling through existing floors and injecting termiticide into the ground beneath. The same risk is covered in our guide to termite and rodent risks in Garden and the Old City.
In very old structures, the drilling plan must avoid load-bearing elements. If the building appears on the Sindh Building Control Authority’s list of dangerous buildings, have its condition assessed before any drilling-based treatment. Where several tenants share a ground floor, getting access to every unit at once is the main hurdle. Owners who delay usually find the termites have moved up to the next floor.
Why Do Bed Bugs Spread Between Flats?
High tenant turnover and second-hand furniture bring bed bugs in. Shared wall cavities and door gaps then carry them to neighbouring units. A bed bug treatment in an old building should cover the infested flat plus the units on either side and directly above and below. Treating a single flat usually just moves the problem next door.
What Can Tenants and Owners Do Themselves?
- Seal gaps around pipes and cables with cement or sealant. Use wire mesh where rats are active, because they chew through foam.
- Repair gaps between skirting and walls, and keep floor traps covered.
- Report leaking pipes to building management immediately, since persistent damp inside walls feeds cockroaches and termites.
- Inspect second-hand furniture and mattresses before bringing them into the building.
Why Building-Wide Treatment Is the Only Lasting Fix
Pests re-enter isolated flats from voids, drains and neighbours within weeks. Lasting control needs the owner, management or residents’ union to coordinate one treatment across all units and common areas, including stairwells, shafts, the tank room and drains. Follow-up visits then catch what the first round missed. For most old buildings, a scheduled contract works out cheaper than repeated emergency sprays. Our comparison of fumigation contracts vs one-time treatment explains the trade-off.
Accurate Fumigation provides building-wide pest control across Saddar, Nazimabad and Liaquatabad. Each plan includes gap-sealing and follow-up inspections. Residents there will also find our Liaquatabad pest control guide useful.
Frequently Asked Questions
Who pays for pest control in an old apartment building, the landlord or the tenant?
It depends on your tenancy agreement and how the building is managed. Common areas are usually handled by building management or the residents’ union, while individual flats vary. Because building-wide treatment benefits everyone, many buildings split the cost across all units.
Can I treat my flat if my neighbours refuse?
Yes. Gel baits, bait stations and sealing shared entry points will noticeably reduce activity in your unit. Expect some re-infestation from next door, though, so you may need more frequent follow-ups than in a fully treated building.
Is fumigation safe in old buildings with poor ventilation?
It can be, with the right method. Gel baits and enclosed bait stations put very little chemical into the air. Fogging or heavy spraying in closed stairwells and narrow flats should be avoided or carefully controlled. Tell neighbours before any spray treatment.
How much does building-wide pest control cost?
Cost depends on the number of units, which pests are involved, how much sealing is needed, and the visit frequency. Per-unit cost usually falls when the whole building is treated together. See our breakdown of cockroach control cost in Karachi, or our charges page.
